CAULKING
Sounds easy, doesn’t it. Just put the cartridge in the gun and shoot it into the joint. But did you clean the joint properly? Did you do an adhesion test first? How about joint design vs. anticipated movement? Are you going to use urethane or silicone and are you going to paint over it? And make sure your backer rod is at the proper depth. Richmond Primoid has installed miles of sealant to office buildings, plaza decks, football stadiums, race tracks, and all manner of structures. We use products certified by The Sealant Waterproofing and Restoration Institute
CONCRETE RESTORATION
Water, salt, carbon and chemicals just don’t get along with steel. Over time the result is a buildup of rust. Rust grows and the strength of its growth is stronger than concrete. The result is spalling of the concrete and steel deterioration and eventual failure.We have specialized in concrete repair using products specifically designed for this purpose. We replace deteriorated reinforcing steel when necessary. And there are migrating rust inhibitors applied to the steel, and patching materials that cure fast and have compressive strengths appropriate for the circumstances. After the repairs are complete, it is important to protect the concrete with waterproof anti-carbonation coatings, chemical resistant coatings or waterproof coatings, depending on the need.
EXPANSION JOINT
The weakest point in waterproofing systems is the treatment of expansion joints. In below grade walls, the temperature is close to constant and so movement is more easily handled with the waterproofing system. Exposed decks go through extreme temperature changes ranging from 140 degrees to 0 in a season, and sometimes violent swings of say from 50 degrees during a day to well below freezing in just a few hours. Very few systems are designed to accommodate the kind of movement that results from those swings.Richmond Primoid has installed tough, durable joints engineered for the kind of abuse parking garages, bridges, and stadiums experience year after year.
EXTERIOR BELOW GRADE WATERPROOFING
Richmond Primoid has successfully applied various below grade waterproofing systems to foundation walls well over 20 feet deep in the ground. Whether you are protecting a below grade parking garage or computer rooms, we have over 60 years of experience. A successful job is made up of several components.Foundation Drainage Systems
You need to prevent water from collecting at the footing level. Install a drainage system at the footing. Sometimes conditions require drainage outside the foundation and inside below the floor level.
Fluid Applied or Sheet Membrane
When properly applied, both systems work. A fluid applied is seamless and sometimes more cost effective as the labor cost can be less. Sheet goods have an advantage in that they are uniform in thickness.
Drainage Board
Drainage board is designed to conduct water down into the foundation drainage system as-well-as protect the waterproof membrane from damage during backfill.
Dampproofing
Dampproofing is a minimal preventive measure to keep water from passing through a wall. There several liquid

EXTERIOR BUILDING MAINTENANCE:
Commercial, Industrial, Condominium/Apartment Buildings
Wind driven rain or just rain in high volume can cause leaks through failed window caulking, expansion joints and coping joints and sometimes through the masonry walls. Richmond Primoid uses sealants validated by SWR Institute for repairs to expansion joints and window sealants. If the expansion joint is too small to accommodate the building movement, we can enlarge the joint prior to application of the new sealant. We use proven silane and siloxane water repellents on the masonry. We suggest that the building be power washed prior to application so as to remove surface dirt and promote better penetration of the water repellent
EXTERIOR CLEANING
The results that you see can only be obtained by using proper cleaning techniques and materials. Improper cleaning can result in irreversible damage. Richmond has been cleaning structures for over 40 years. Whether it is a historic monument or a high rise building we have the experience to clean your structure properly.
HISTORIC RESTORATION
We have had the pleasure of being involved in the restoration of many of the older buildings in Virginia. Most recently we have done terra cotta repair and replacement on the Richmond Center Stage project, Richmond Dairy, Edgeworth and American Tobacco Buildings, The Dooley Mansion and others in Richmond, and the Paramount Theater in Charlottesville. The projects have included non abrasive surface cleaning, pointing and masonry repair. Pointing and repair materials have been supplied by specialty manufacturers like Virginia Lime Works, Cathedral Stone, and Conproco.
INTERIOR BELOW GRADE WATERPROOFING
Injection
Wall cracks that leak under pressure can be sealed by the injection of hydrophyllic urethane (activated by moisture in the wall) or hydrophobic urethane. Our trained mechanics bring many years of experience to these difficult problems.

INDUSTRIAL FLOORING
Richmond Primoid, Inc. has been an Epoxy Floor applicator for over 30 years. We use environmentally friendly systems, such as Neogard. Floor coating solutions are available in a variety of colors and textures, depending upon your needs. These versatile floors can vary in thickness from 1/16 mils to 250 mils depending on the operating floor conditions and requirements.We represent Neogard Corporation in the application of fluid applied seamless flooring that protects against chemicals, forklift traffic and general industrial usage.
Crack Repair
Cracks in warehouse floors present a problem to forklift traffic as they spall away at the edges. Richmond Primoid has the tools and products to properly prepare and repair the cracks.
Control Joint Sealants
Let us properly seal the control joints in your new industrial floor before usage begins to wear away the edges.

PARKING GARAGES
Parking garages are subjected to abuse from traffic, water penetration, deicing chemicals, and oil. Protect the surface with the application of a waterproof traffic bearing membrane. We have been a licensed applicator for The Neogard Corporation since 1967.Preparation New or old, the concrete deck needs to be cleaned before application of the membrane. Shot blasting is the preferred method.
Inspect the deck for any spalled concrete. Remove the spalls, treat any exposed rebar and repair with a material compatible with the coating.
Install new traffic bearing expansion joints where required
Cut cracks with expected movement of more than 1/16th inch and treat with a urethane sealant.
Application
Install the traffic bearing membrane in accordance with the manufacturer’s recommendations.
Other Repairs
Inspect all overhead areas and support columns for signs of spalling. Remove the damaged concrete, treat any exposed rebar and repair the concrete.

PLAZA DECKS
Plaza decks present challenges to the designer and the waterproofing contractor. Whether the deck has a paver system or a traffic bearing waterproof system, proper surface drainage and proper maintenance over time or important.Preparation
It doesn’t matter if the deck is new or old, preparation is the key to success. All surfaces must be properly cleaned. Older surfaces may require concrete repair with materials that are compatible with the waterproofing system. Crack preparation and repair must be carefully done.
Expansion Joint System
Many decks require the installation of a traffic bearing expansion joint system. We have mechanics carefully trained in the proper installation of these systems.
Between Slab Systems
Sometimes called buried membranes, these systems are designed to waterproof the deck and allow for movement in the slab up to 60 mils within a crack. The system is covered with a protection layer and finally the paver system is installed.
Waterproof Traffic Bearing Systems
These systems are applied to the concrete in multiple applications to achieve an aesthetic waterproof surface. They can be designed for automobile or pedestrian traffic
PROTECTIVE COATING
Deck Coatings
Richmond Primoid has installed traffic bearing coatings to parking garages, pedestrian bridges, hotel balconies and more. We know how to prepare and repair the surfaces and we offer a Joint and Several Warranty when using Neogard products.
Wall Coatings
We have applied elastomeric wall coatings to structures of all descriptions. Elastomeric coatings are designed to span small movement cracks in the surface and to provide long lasting attractive protection to the building.
SPORTS FACILITIES
Over the course of five years and three separate phases, Richmond Primoid has removed every seat in Scott Stadium at The University of Virginia. The first two phases involved significant removal and replacement of deteriorated concrete caused by years of water penetration through cracks and joints. Once the repairs were complete Primoid installed new sealant in existing joints and between precast seats. Non functioning expansion joints were removed and replaced with Emseal designed joints and all seating areas were coated with Neogard Pedagard elastomeric waterproof traffic system. Walls were coated with Neogard Neoflex elastomeric wall coating. Now the stadium is protected against leakage and deterioration for years to come.Richmond Primoid has made similar repairs to Lane Stadium in Blacksburg, Virginia and Bobby Dodd Stadium in Atlanta, Georgia.
TUCKPOINTING
Tuckpointing is simply the repair of deteriorated mortar joints, but if done carelessly, it can change the appearance of the building. Joints not properly tooled or not properly shaped can make the repaired joint larger than the original. In addition, the mortar should be designed to match the existing in color, aggregate size and strength. Historic buildings require extra care to achieve the proper color, strength, and aggregate size. Strength can be especially important because the older soft brick can be damaged by the introduction of the wrong mortar. Richmond Primoid is an approved applicator of Cathedral Stone, a recognized supplier of mortar and stone patching materials that matches aggregate, color and strength to the original. We also work with Virginia Lime Works and Conproco who provide excellent repair materials.
