An ounce of prevention, it is said, is worth a pound of cure. Nothing could be truer in the building maintenance business. Every type of exterior skin system: roofing, EIFS, even brick, requires regular monitoring and maintenance.

THE PROBLEM

Though Richmond Primoid is not an original system installer, we consider ourselves
EIFS (exterior insulation finish systems) experts. And, though EIFS is a popular, attractive, and economical system, like any other, it must be maintained and monitored.
30x4.GIF (56 bytes)Investigation of a bulge in the exterior skin of a Richmond high-rise hotel revealed a typical problem. Failure of the caulk seals around windows and joints of several floors had allowed water to begin to simultaneously rot the insulation and rust the steel studs of the building.

THE SOLUTION

The solution involved removing the skin and replacing the hybrid Styrofoam board with a stronger, harder, and more moisture-resistant alternative: Densglas Fiber Board. Over that, we re-applied the EIFS, replaced the failed sealant, and coated the repaired area with Neogard Neoflex elastomeric wall coating. 

EIFS MAINTENANCE SERVICES

30x4.GIF (56 bytes)If maintenance is required we can remove deteriorating caulk and re-caulk and apply a reinforcing, elastomeric coating, warranted for up to a 5 years. We use Neogard Neoflex elastomeric coatings for all waterproof requirements and EIFS repair materials from Dryvit, Sto, and Conproco.
